Survey types and limitations:
Listed below are the various types of survey we carry out. Rather than
providing a general survey with undefined parameters, the "Survey Types"
give the client the opportunity to tailor the inspection of the property to their
needs. We can provide additional advice in choosing Survey Types as
required. Reading all options will show clearly what is omitted.
Type 1.
Inspect main walls for apparent defects, describe construction and if possible
ascertain if a damp proof course is present. Using a moisture meter, check
the walls for the presence of rising and penetrating damp and report
accordingly. Inspect the roof internally and externally where possible,
describe the construction and ascertain whether or not the roof timbers are
substantially free from wood boring insects, rot and other significant faults.
Inspect the floors where possible, describe the construction and report on
their condition. Inspect rain-water goods from ground level and report
apparent faults and materials used.
Type 2.
All in type 1, plus an inspection and report on window frames, cills external
doors and frames.
Type 3.
All in type 1 & 2, plus an inspection and report on domestic hot water system
including storage tanks where possible. Inspect and describe above ground
drainage from sanitary ware. Lift inspection chamber covers where possible
report on condition.
Type 4.
All in type 1, 2 & 3, plus details of decorative condition both internally and
externally; Report on condition of ceilings.
Type 5.
Services test. The testing of electrical installations and drainage systems can
be arranged. These tests involve paying the appropriate trades to attend.
Type 6
If you wish carpets to be lifted to enable all floor surfaces to be inspected or
floorboards to be taken up, the owner’s consent will be required and persons
suitably qualified will be engaged to carry out such work at additional cost.
Type 7
If you have doubts as to the soundness or otherwise of foundations, which
cannot normally be seen or reported on, we can make arrangements for a
builder to attend and dig out one or more areas to inspect and report. The
owners consent will be required for this.
General:
Minor and insignificant faults are not reported on and all reports are prepared
on the basis that we have not inspected woodwork or other parts of the
structure that are covered unexposed or inaccessible and we are therefore
unable to report that any such part is free from defect. The survey is
RESTRICTED TO THE DWELLING. If you require outbuildings, garages
boundary walls or other structures inspected, please instruct us accordingly.
Also if you suspect a fault and wish us to make particular reference to it, or
any other part of the structure, please advise us accordingly.
